1. As a buyer, how much would it cost me to hire a real estate agent?

Nothing. The buyer does not pay for the services of the agent, the Developer does.

 

2. What are the financing schemes or mode of payment available?

Generally, you can choose from one of the following:

( Normally Developers are giving 5% to 10% discount)

 

4. In- House Financing

(The buyer pays to the Developer’s Office. Monthly Amortization is payable from 5 to 15 years depending on buyer’s convenience and usually bears an interest rate of 14% to 18% per annum. Buyers choose this financing scheme because of the simplicity of the documents required. While Developers apply this financing scheme to buyers who lack supporting documents and was not given approval by the Bank for the loan.

 

5. Bank financing

(After paying to the Developer the full down payment required with complete documents, a buyer can apply for bank loan with a lower interest rate at 6% to 8% per annum.)

 

6. Pag-ibig loan – HDMF

(For Pag-ibig Members only. After paying to the Developer the full down payment required with complete documents, a buyer can apply for Pag-ibig HDHM loan with an interest rate at 7.985% to 12% per annum)

There are advantages and disadvantages among In-House, Bank and Pag-ibig Financing. It is ideal that you contact us for more detailed information of each developer’s financing scheme offer so that we can recommend you the right Financing Scheme that suits for you.

 

7. How much is the down payment?

Usually 10% to 20% of the Total Contract Price. Others go as low as 5% to 8.5% with a Special Agreement on the participating Bank where the remaining balance will be loaned. Some developers offer 6 months to 12 months for the down payment. The house construction starts upon full down payment with complete documents. Construction period ranges between 5 to 9 months depending on the kind of house you purchase.

 

8. How much is the reservation fee?

Reservation fee ranges between P 5,000 to P 40,000 and will entitle you to 30 days hold of your unit in your favor. Non-Refundable and Non Transferable since the developer refuses to sell the property to anyone interested within the period of reservation. Most of the reservations are deductible to the selling price.

 

9. What is our procedure of buying a property when you don’t have the time yet to come over to the Philippines?

First, you choose from this site the specific property you are interested in. We can send you more actual photos, an updated map of the subdivision and the final computation of the property you want to purchase. You may appoint somebody you know here, a friend or relative whom you can trust to. Let us contact your representative. We’ll visit the actual site and assist your representative to the office to be informed on all the requirement needed and standard procedures. Your representative may ask more questions and inquiries for clarification. If you and your representative are ok with the property and the final computation of the price, we’ll do the reservation. Remaining balance on the downpayment and the all the requirements will follow.
